Kingston Real Estate Market Update June 2026

Every month I get some version of the same question: "So… what's the market actually doing right now?" It's a fair one — and the honest answer this summer is that Kingston has shifted, gently but clearly, in favour of buyers. Here's what the latest numbers tell us, and what they mean whether you're thinking of buying, selling, or just keeping an eye on your home's value.

The numbers behind the headlines

The most recent figures for our area (May) paint a consistent picture:

  • 317 homes sold — down about 19% from the same time last year.

  • $639,295 average sale price — essentially flat year over year.

  • 4.5 months of inventory — up from 3.7 a year ago.

Put simply: fewer homes are changing hands, but the ones that sell are holding their value. The bigger story is that jump in inventory. More homes on the market, sitting a little longer, means buyers finally have something they haven't had in years — choice, and the time to use it.

What it means if you're buying

This is the most breathing room buyers have had in a long while. You can take a second viewing, do your due diligence, and write a thoughtful offer without feeling like the house will vanish overnight. A lot of buyers right now are doing exactly that — they're patient, they want their ducks in a row, and they're negotiating.

That said, I'll be honest with you: the right home still moves. I recently had buyers win out against four other offers on exactly the place they'd been waiting for. A well-priced, well-presented home in a good location still draws attention, even in a calmer market. So take your time — but be ready to act when the one shows up.

What it means if you're selling

When buyers have more options, how you price and present your home matters more than ever. The homes selling well right now aren't necessarily the fanciest — they're the ones priced to today's market (not last year's) and shown at their best. Overpricing and hoping is the quickest way to sit.

This isn't a reason to wait, and it isn't a reason to rush. It's a reason to go in with a clear, realistic plan — and that starts with knowing your actual number, based on what's selling near you right now, not an automated online estimate.
